One of the most important things I can tell you about the Northern Nevada real estate market in 2026 is this: it is not one market. It is several — each with its own rhythm, its own data, and its own opportunity.
The Q1 2026 Sierra Nevada Realtors report just broke it down county by county, and the results are fascinating. Lyon County — covering areas like Fernley, Dayton, Yerington, and Silver Springs — just posted its best across-the-board improvement in recent memory. More closings. Better prices. More buyer activity. If you've been considering homes outside of Reno-Sparks proper, Lyon County deserves a serious look right now.
Carson City tells an equally interesting story. Days on market nearly doubled year-over-year — homes are sitting longer before going under contract. That sounds like bad news for sellers. But here's the twist: sellers in Carson City still captured 98.8% of asking price in Q1 2026. Buyers are taking their time, but when they move, they're not lowballing. That's a signal of a market that's cooling in pace but not in price — which is a very different thing.
Washoe County — home to Reno, Sparks, and surrounding communities — surpassed 1,000 closings in Q1. That's volume. That's momentum. And it tells you that while buyers are being more selective, demand is far from gone.

The strategy that works in South Reno is different from what works in Fernley. The negotiating position you have in Carson City is different from what you'll face in Sparks.
