One of the most common questions I get from people searching for homes in Reno, Nevada is: 'How much does a house actually cost right now?' It's the right question. And the answer in May 2026 is a little more nuanced than any single headline will tell you.

Current data shows homes in Reno, NV listed for a median price around $671,000. However, the median sale price for single-family homes — what people are actually paying at closing — has been hovering in the mid-$550,000 range. That gap between list price and sale price is one of the most important facts buyers in this market need to understand.

What it tells you is that there is real negotiating room in today's Northern Nevada real estate market. Not every home, not in every neighborhood — but more consistently than at any point in the last five years. Homes in Reno that are priced correctly are still selling fast, often with multiple offers.
