There's a proposal in front of the Reno City Council right now that has a lot of people in the southwest part of the city talking — and if you're thinking about buying in that area, you should be one of them.

The former driving range at Lakeridge Golf Course is being considered for a rezoning that would allow the construction of a hotel resort on what is currently beloved green space. Residents have organized, created websites, and are showing up to council meetings. The debate is active.

What does this tell us? Development pressure in Reno is intense. Land is valuable. And the decisions being made right now — in council chambers and planning meetings that most people never attend — are quietly reshaping what this city looks like, neighborhood by neighborhood.

When I help a buyer find a home, I'm not just thinking about the house in front of us. I'm thinking about what surrounds it in five years. Are there development proposals nearby that could change the character of the area? Are there zoning shifts that might bring in commercial activity — or conversely, new amenities that boost values?

These are the questions that separate a good real estate purchase from a great one. And this is the kind of research I do before I ever walk you into a showing.
