Somersett is organized around a town center on Town Square Way, where the owners association's Club at Town Center hosts fitness classes, pools, and community events. Streets fan out from there into the foothills, with open-space corridors and natural creeks preserved between neighborhoods.

Most of daily life is shaped by the HOA. The Somersett Owners Association runs the shared amenities and trail system, handles snow removal information, and publishes fire fuel mitigation and emergency preparation resources for owners.

The community sits on the wildland edge. The human-caused Hawk Fire in August 2026 burned about 15,085 acres around Peavine Mountain, and Somersett was placed under evacuation orders before they were downgraded, per CBS News and Carson Now.

What buyers should know

  • Request both the Somersett Owners Association documents and any sub-association documents (such as Sierra Canyon or a neighborhood HOA). Dues and rules can stack.
  • Don't assume golf access comes with the house. Somersett Country Club is private, and SOA residents who aren't members get only limited, paid access.
  • Get homeowners insurance quotes early. The 2026 Hawk Fire put Somersett under evacuation orders, and wildland-edge homes can face higher premiums.
  • Review the SOA's fire fuel mitigation guidance and defensible space condition of the lot.
  • Confirm school zoning with WCSD by address; Somersett is not served by a single set of schools by default.
