Wide-open ranch parcels and wild-horse country north of Spanish Springs.

Palomino Valley is open rangeland on both sides of the Pyramid Highway (SR 445), north of Spanish Springs in unincorporated Washoe County. It sits within the county's Warm Springs planning area, a roughly 291-square-mile area bounded on the northeast by the Pyramid Lake Paiute Reservation.

Most homes here sit on large parcels, often 40 acres, with private wells, septic systems and many unpaved roads. Buyers come for space, dark skies and room for horses and livestock, and accept a longer drive to Sparks and Reno in exchange.

Washoe County's Warm Springs Area Plan describes Palomino Valley as open range with working cattle ranches, and it states that residents value agriculture, livestock, 4-H, equestrian activities and home businesses. The plan also warns that noise, odors and dust from agriculture are a normal part of living here.

Much of the area was originally developed as the Palomino Valley subdivision, which set the long-standing pattern of single-family homes on 40-acre parcels. A separate Warm Springs Specific Plan area near Whiskey Springs Road allows somewhat higher densities, up to an average of one home per 2.5 acres.

Daily life is self-reliant. There are no schools or neighborhood shopping in the planning area, so groceries, schools and most services are in Spanish Springs and Sparks.

  • Space and dark skies

Wide valleys framed by the Pah Rah Range, Dogskin Mountain and the Virginia Mountains.
  • Horse and livestock friendly

The county plan explicitly supports agricultural and equestrian uses on rural parcels.
  • Local road district

The Palomino Valley General Improvement District, created in 1973, maintains most local roads with a small crew and an elected five-member board.

Rural areas

  • General Rural parcels (Palomino Valley subdivision areas)

Both sides of Pyramid Highway north of Spanish Springs

Single-family homes, ranches and vacant land, mostly on 40-acre-plus parcels; some lots recorded before 1991 are smaller

Open range, livestock, gravel roads and long distances between neighbors

Suits: Buyers who want acreage and room for horses or livestock

  • Warm Springs Specific Plan area

Around Whiskey Springs Road east of Pyramid Highway

Mix of large-acreage lots, agricultural land and newer parcel maps; plan allows an average density up to one unit per 2.5 acres

Still rural, but the area the county designated for future residential and limited commercial growth

Nearby: Home to the Palomino Valley volunteer fire station

Suits: Buyers who want a rural setting on a smaller, more manageable parcel

Parcel rules differ between General Rural land and the Specific Plan area. We can help you confirm what is allowed before you commit.

Inventory is thin and varied: custom homes, older ranch houses, manufactured homes on acreage, and raw land. Every property needs individual due diligence on water, septic, access and road maintenance.

Groundwater is the limiting resource. The county's water budget caps how many rural parcels can be created in the Warm Springs hydrographic basin, and new divisions generally require dedicating groundwater rights.

  • Rural single-family on acreage

Usually on a domestic well and septic system.
  • Horse and livestock property

Barns, arenas and fencing vary widely; confirm permits for outbuildings.
  • Vacant land

Check legal access, power availability, well feasibility and septic suitability before buying.

Market snapshot

  • Sales are infrequent and properties differ too much for a reliable median. We did not publish a price figure; ask us for recent comparable sales for the parcel size and improvements you want.

What buyers should know

  • Order a well flow and water-quality test. Residents have raised arsenic and nitrate concerns at county advisory meetings.
  • Some soils have severe limitations for septic absorption fields per the county plan; get a septic inspection or perc test.
  • Confirm whether the road to the property is maintained by the Palomino Valley GID, Washoe County, or no one.
  • Check FEMA flood maps; creeks such as Cottonwood and Paiute Creeks are prone to flash flooding.
  • Get homeowners insurance quotes early. Wildfire risk is high in northern Washoe County and insurers have been canceling policies in some rural areas.
  • Ask about proposed subdivisions near Whiskey Springs Road (such as the Palomino Farms proposals) and how they may affect traffic and roads.

Rural due diligence matters. Talk with us about well, septic, road and insurance checks for Palomino Valley property.

There are no schools within the Warm Springs planning area. Students attend Washoe County School District schools in Spanish Springs, which can mean long bus rides.

Named in the county plan as the high school for the area.

Assignments in this large rural area depend on the specific parcel and have changed over time. Always confirm schools for an address with WCSD's school locator.

Local attractions

  • Palomino Valley Wild Horse and Burro Center

BLM's largest wild horse and burro preparation and adoption facility, off Pyramid Highway at Ironwood Road. Open weekdays 8 a.m.-4 p.m.; adoptions by appointment.

County-owned range on Pyramid Highway, now privately operated, with rifle, pistol and clay shooting.

Day trips

  • Pyramid Lake

SR 445 continues north onto the Pyramid Lake Paiute Reservation; tribal permits are required for many activities.

Public BLM land surrounds much of the valley. The county plan notes the Virginia Mountains include a BLM semi-primitive recreation area and the Incandescent Rocks, a scenic Area of Critical Environmental Concern.

Pyramid Highway is the only main route. It is four lanes through Spanish Springs and narrows to two lanes through Palomino Valley.
