South Reno · Community guide

Custom and semi-custom homes on generous lots in the southeast foothills.

Saddlehorn is a custom-home neighborhood in the south Reno foothills, ZIP 89511, generally described as sitting just below ArrowCreek and north of the Mt. Rose Highway. It is an established area, with many homes built in the 1990s, organized around an HOA-maintained neighborhood park.

Public sources on Saddlehorn are thinner than for the gated golf communities nearby, so this guide sticks to what we could confirm and tells you what to check before you buy.

Saddlehorn has the feel of an established foothill neighborhood: custom homes on larger lots, mature landscaping, and views back toward the Sierra and across the valley. It is a quieter, non-golf alternative to the gated communities around it.

Its neighborhood park is the main shared amenity. Washoe County lists Saddlehorn Park, on Roseview Lane, with a playground, tennis court, volleyball court, half basketball court, group picnic area with barbecues, restrooms and a paved walking path, and notes the park is maintained through the homeowners association.

Groceries, coffee and services are a short drive away along Mt. Rose Highway, Wedge Parkway and South Virginia Street. For broader context, see our Reno guide.

  • HOA-maintained park

Saddlehorn Park offers courts, a playground, picnic space and a paved loop, per Washoe County Parks.
  • Custom homes, larger lots

A listing we reviewed shows a 1997 custom home on a 0.84-acre lot.
  • Close to schools and services

One listing record placed Hunsberger Elementary, Marce Herz Middle and Galena High all within about two miles.

Saddlehorn is made up of custom single-family homes. Styles vary more than in communities with strict architectural themes, and lot sizes, views and updates drive value.

Pricing generally sits in the upper-middle to upper tiers of south Reno, below many homes in the gated golf communities nearby. Because Saddlehorn sales are relatively few, we build a neighborhood-specific comparable set rather than quote a median.

HOA dues have been modest in the listings we reviewed. For example, one Oxbow Court listing showed $190 per quarter (Coldwell Banker listing record, accessed Sept 2026). Confirm current dues in the resale package.

  • Custom single-family homes

The main product, many built in the 1990s, often on half-acre to one-acre lots.
  • Updated or remodeled homes

Given the age of the housing stock, condition and updates vary widely from house to house.

What buyers should know

  • Order a thorough inspection, including roof, HVAC and drainage, since much of the housing stock is 25 to 35 years old.
  • Request the HOA's CC&Rs, budget and any architectural rules, and confirm what the dues cover beyond the park.
  • Check whether the home is on public water and sewer or a well and septic system; do not assume.
  • Get insurance quotes early, since foothill locations can affect wildfire-related coverage.

Buying an older custom home? We can help you plan inspections and read the HOA documents before you commit.
