Carson Valley · Community guide

Historic Carson Valley town on US 395 with a Basque-flavored Main Street, ranchland views and Tahoe access.

Gardnerville is an unincorporated town in Douglas County at the south end of the Carson Valley, sitting right next to Minden, the county seat. US 395 runs through its historic Main Street, with the Carson Range and Jobs Peak rising to the west and the Pine Nut Mountains to the east.

Buyers come for a small-town feel, open ranchland views, and access to both Carson City and Lake Tahoe. Most addresses use ZIP 89410 or 89460, and the larger Gardnerville Ranchos area just to the south adds a big share of the local housing.

Gardnerville grew up as a ranch and freight town. Lawrence Gilman moved the old Kent House onto land bought from cattleman John M. Gardner and opened it as the Gardnerville Hotel, and the town took Gardner's name. A post office followed in 1881.

Danish and Basque immigrants shaped the town. Basque sheepherders worked the valley from the late 1890s, and the Basque dinner house tradition is still alive on Main Street today.

Day to day, Gardnerville feels like a small town with practical services. The town and Minden run together along US 395, so groceries, a hospital, schools, and parks are all close. Summers are warm and dry, winters are cool, and the valley gets only about 8.6 inches of precipitation a year.

Gardnerville's Main Street program was the first in Nevada and remains the state's only accredited program, focused on preserving and reviving downtown.

Gardnerville housing is mostly single-family: older homes near Main Street, newer subdivisions around town, the large Gardnerville Ranchos area to the south, and rural acreage at the edges of the valley.
