Carson Valley · Community guide

Nevada's first settlement, founded 1851: a historic Main Street at the foot of the Carson Range.

Genoa is a small unincorporated town in Douglas County, set against the Carson Range on the west edge of the Carson Valley. It began as Mormon Station, a trading post founded in 1851, and is widely recognized as Nevada's first permanent settlement.

Buyers come for the historic Main Street, mountain views, trail access, and golf-course living at Genoa Lakes, with Minden about 7 miles south and Carson City a short drive north. The trade-offs are limited inventory, few in-town services, and wildfire planning on the foothill edge.

Genoa's core is a few blocks of Main Street lined with 1800s buildings, old cottonwoods, and the green lawns of Mormon Station State Historic Park. The Genoa Historic District was listed on the National Register of Historic Places in 1975.

Daily life is quiet. Errands, groceries, and most services are in Minden, Gardnerville, or Carson City. In exchange, residents get trailheads at the edge of town, a hot springs resort down the road, and some of the valley's best views of the Carson Range.

Genoa was briefly the seat of Nevada's territorial government in 1861 before it moved to Carson City. The town has an advisory town board and relies on Douglas County for most services.

Mormon Station dates to 1851, and the town's historic district covers about 130 acres.
  • Trails from town

The Genoa Trail System starts on the edge of downtown and links toward the Tahoe Rim Trail.
  • Golf at Genoa Lakes

Two 18-hole courses, the Lakes and the Ranch, sit just east and north of town.

Genoa is a small, mostly single-family market: historic homes in town, golf-course homes at Genoa Lakes, and rural or estate properties along the foothill roads. Only a handful of listings are active at any time.

No consistent Genoa-only median is published, and small-sample figures swing widely. For context, Douglas County's Q2 2026 median was $700,000 (Sierra Nevada REALTORS), but Genoa pricing depends heavily on lot size, views, golf frontage, and condition.

  • Historic in-town homes

Limited supply near Main Street. Ask about historic district rules before planning exterior changes.
  • Golf-course homes

Concentrated at Genoa Lakes. Review HOA documents, dues, and what landscaping they cover.
  • Rural and equestrian property

Along Foothill and Jacks Valley roads. Confirm water source, septic, and animal allowances.
  • Custom foothill estates

View homes on the west edge of the valley; wildfire planning and insurance matter here.

What buyers should know

  • Ask for the HOA budget, reserves, and rules for any Genoa Lakes property.
  • On rural parcels, confirm well or water service, septic permits, and any water rights with Douglas County.
  • Near the foothills, ask about defensible space, roof materials, and insurance availability early.
  • For properties near Main Street, check whether historic district review applies to exterior changes.
  • Listings are few, so set up alerts for 89411 and be ready to move when the right one appears.
